We build around 150 custom homes per year including a number of multi-unit residential projects.

We employ approximately 100 construction professionals. This includes Designers, Client Service Co-ordinators, Draftspersons, Interior Designers, Estimators, Site Managers and Warranty Supervisors. Yes, we do occasionally take on client supplied drawings when clients expectations align with our process. Whether you are at sketch stage or have a set of full working drawings we can provide you with a fixed price proposal to build your new home.

Yes. Our insurances include:

  • Construction Works Insurance
  • Public Liability Insurance
  • Domestic Building Warranty insurance for each home
  • Workcover insurance for all employees and contractors

We can assist you through the process of termination of services and demolition of existing structures, and provide contact details of appropriate contractors. This can be done concurrently with the pre-site process to save time.

Your Client Service Co-ordinator will be your point of contact and will oversee the design and construction of your home from start to completion. When construction starts, you will meet your Site Manager who will co-ordinate all on-site activities, manage quality, safety and timeframes and keep you informed throughout the Construction stage.

Yes, Latitude 37 offers a range of pre-designed plans that can be tailored to suit your site, budget and needs. This complements our custom design service which designs and constructs bespoke custom homes.

Our Site Managers are full time employees and we employ best practice tradespeople on a sub-contract basis. We have strong relationships and use the same trades consistently, subject to their compliance with our Quality Assurance system and maintaining appropriate insurances.

No; we aren’t set up to cater for renovation or extension works.

Latitude 37 contracts range between $300,000 – $2,000,000+. Base prices range from $11,000 - $25,000 per square with the majority of our clients contracting at $13,000 - $18,000 per square inclusive of selected inclusions, upgrades and site costs.

On conclusion of the concept design, we provide you with a detailed New Home Proposal with all of your requirements allowed for including appropriate allowances for light and power points and a high level of fixtures and fittings.

We don’t charge a premium for site costs and clearly note whether landscaping, fencing, driveways, town planning and any relevant surveys or services are excluded. We strive to ensure that our clients are fully informed with no surprises.

We have talented Interior Designers who will guide you through the Interior Design and selection process to tailor the fit out and finish of your home to your tastes and budget. In addition, you will have access to Studio 37 - our design studio, which showcases the latest in fixtures, fittings and finishes.

We warrant all of our work in accordance with statutory warranties, which often exceed the Home Owner’s Warranty insurance period, and in accordance with manufacturers’ warranties for equipment and appliances.

We provide a warranty service whereby our full-time Maintenance Team will return to your home three months after you have moved in to rectify any defects that may become apparent in that time. Structural elements of your home are warranted against defects for as long as you own your home.

We invite you to meet us in Studio 37 (at our offices) or at a display home to discuss your building project and to provide you with any additional information you may require. We can design a home to integrate with a pool and then refer you to pool contractors that we have successfully worked with previously. It is important to co-ordinate the design and construction activities to save considerable time in getting the correct result.

Our Quality Assurance system is a core element of our culture. We assess and score our performance on every home we build to ensure that we achieve our quality standards – which typically exceed the minimum required by the Building Code of Australia.

We obtain consistency and compliance by utilising independent Quality Control inspectors, by ensuring that we have appropriate resources and limiting the number of homes assigned to each Site Manager so that attention to detail is maintained.

We recognise and reward outstanding performance on a monthly basis. All of this is backed by our Directors’ Guarantee - where we guarantee access to a Latitude 37 Director should you wish to discuss anything about your home.

Yes. We have won awards regularly since 2008 for our custom home and multi-unit projects from both the Housing Industry Association and Master Builders Association.

Custom home awards are judged on design, construction quality and client service. Judges inspect each home and discuss the process with our clients. We are very proud of our awards and that they were won for ‘real’ homes built for ‘real’ clients. Refer to L37.com.au for details.

Your Client Service Co-ordinator is available through the entire process and your first point of contact during the construction phase is your Site Manager

We are members of the Master Builders and Housing Industry Associations. Our Directors have a range of commercial and industrial construction experience and hold degrees in engineering.

Yes. We have particular expertise in custom designing homes that maximise the attributes of your site and overcome site challenges whilst meeting your design brief and budget.

Our Designers analyse every site to fully appreciate the design context and then strive to provide the best use of space, maximise solar orientation, work with the fall of land, capture views and generally achieve the best possible design outcome within budget.

We hold Domestic Unlimited (DB-U) and Commercial Limited (CB-L) licences.

Yes. We have completed many Multi-Unit and Dual Occupancy projects. Because we custom design dwellings to suit your site, we are well placed to address the various requirements to streamline the process through Council and achieve an improved built form outcome. We have also completed several of our own Developments so we understand market expectations and project drivers.

Timing depends on a number of factors including the size and complexity of your project, and the timing of decisions made by you. Generally, we expect to achieve the following time frames:

  • Concept design and pricing proposal - 6 to 9 weeks
  • Design Documentation - 4 to 6 months
  • Construction - 7 to 12 months

These timelines do not include any Town Planning requirements for some projects.
