The Helsal Point Project is the 2015 ‘HIA Eastern Victoria Custom Built Home $700,001 - $1 Million’ Winner.

The home at Helsal Point sits at the end of one of the "fingers" at Martha Cove with water frontage to the south and west. Given that this lot sits in exclusive Helsal Point, the frontage is less than five metres. The site is benched two and a half metres down to the water’s edge.

The only elements to sit on the upper level of this lot is part of the driveway and part of the garage before the forty-five degree drop to the lower level.

The clients were building for the first time and wanted a design that capitalised on the water frontage, captured views to Mt Martha to the north and had street presence despite the reduced frontage.

    A Luxurious Yet Practical Modern Family Home

    Basic requirements were five bedrooms and a study. Loads of storage, open plan family space on the lower level connected to the water, overlooking the pool, and a workshop. The design outcome is quite unique in that you enter this home on the upper level (street level), then step down to the open plan living space on the lower level. 

    Making the Most of a Picturesque Location

    The upper level (bedrooms) maximises waterfrontage to the south and west with the lounge, bedrooms two and three and the master bedroom all overlooking this space. The master bedroom has an aspect to the north via the balcony. Five bedrooms on the upper level along with the garage, lounge and usual service areas including a large balcony wrapping around the south-west and north-west corners of this home.

    The lower level opens up as you travel down the timber staircase with water views captured all round. The kitchen sits in the heart of the lower floor layout on the east side to maximise the view lines from the family/dining and kitchen across the south and west. The clients requested a tranquil study space.

    This is located adjacent to the pool yet captures the north light on offer. It is a quiet spot away from the hub of the home. The articulation is striking along the western frontage with the use of skillion roofs, blade piers and the like. The coastal theme ties in perfectly along the water’s edge.
