Our clients had been speaking with various builders about a new home for their site in Rye. When Latitude 37 was asked to consider their needs, it was immediately apparent to us that a standard single storey design, locating living and alfresco areas to the rear was not an appropriate outcome for their coastal site. This type of home would have created dark, shaded living areas and a disconnection between living areas and the rear yard.
Given the north orientation to the front and site fall of 2m toward the front, we encouraged our client to consider a modified single storey pre-designed floor plan design to also increase the size of the home to meet their accommodation needs. This unique solution places living areas to the front of the home, bathed in north light and provides a separate kids zone at the rear, engaged with the rear yard space, thanks to clever stepping of the floor slab to follow the site contours. The home was modified and enlarged to suit their brief. We were adamant that this design solution was far more appropriate and would maximize the liveability and potential resale value of their home.
The result is a fantastic family home, bathed year round in natural light, with living and kitchen areas connected to a north facing deck/alfresco area at the front of the property. Stepping the home to follow the contours of the land minimized site costs and expensive, unsightly retaining walls and ensured direct access to the rear yard. The stepped floor also created 3.3m ceilings throughout the main living area which are a key feature of this bespoke home. A coastal style skillion roof façade design compliments the coastal location.
After coming close to committing to an inappropriate design with associated costs for retaining walls and deep excavation, our clients have instead invested in a site appropriate, family friendly design with soaring ceilings and year round liveability.
