Planning Overlays exist on each property. These overlays can vary from street to street ranging from a simple restriction on-site coverage to extensive flood overlays/bushfire and significant landscape overlays, to name a few.
We will seek property services information (PSI) on your behalf to determine council and local water authority assets to assist in the design outcome, proximity to these assets is limited for any new home.
The Victorian Government recently introduced minimum garden requirements. 400-500m2 lots 25%, 501-650m2 30% and over 650m2 35%. This ensures a greater green space for each and every home/development. Such a requirement does mean you need to carefully consider the design and build footprint of the home, and you can be sure that Latitude 37 will design a custom home that you will love.
