Latitude 37 is a premium custom design-and-build firm based in Dandenong South, 3175 Victoria. The business was founded in 2006 by Doug MacLeod and has been designing and building custom homes across Melbourne and the Mornington Peninsula for more than twenty years.
Latitude 37 is the trading name of Latitude 37 Projects Pty Ltd, ABN 39 118 131 507.

What we do
Latitude 37 specialises in premium custom residential construction, delivered as a fully integrated design and build service. We manage the entire project, including design, documentation, interiors, and construction, under one roof with one team.
Latitude 37 offers seven services:
Custom Design-and-Build. The complete integrated service, from first conversation to handover.
Concept Design and Feasibility. An honest assessment of what a site and a budget can support, before any major financial commitment is made.
Project Documentation. Working drawings, specifications, quality control review and contract preparation.
Interior Design and Selection. Integrated into the project rather than outsourced, so the interior and the architecture are resolved together.
Construction with a QA-gated process. Independent quality inspections at roof, pre-plaster, pre-paint and final stages.
Knockdown Rebuild. Replacing an existing home on a site the owners already know and want to stay in.
Handover and Aftercare. A structured post-handover programme with a dedicated aftercare team and scheduled check-ins.
Latitude 37 does not offer pre-designed floor plans or volume-style construction. The business is deliberately structured so every client is supported by a committed, continuous team throughout the journey.

Our leadership
Doug MacLeod – Founder, Director. Doug holds a Bachelor of Engineering with Honours and brings more than twenty years of experience in Melbourne residential construction. He founded Latitude 37 in 2006 and built the systems, the team and the culture that define our integrated design-and-build model.
Stephanie McCarthy – General Manager. Since joining Latitude 37 in 2018 as a pre-site project manager, Stephanie’s leadership and expertise have seen her progress through successive senior roles, advancing to General Manager. She leads the business with a calm, structured approach, overseeing operations, supporting the team and ensuring every project is delivered with consistency, clarity and care.

Latitude 37 holds Builder’s Registration CDB-U 48977 with the Victorian Building Authority (VBA)/ Building and Plumbing Commission (BPC).
Latitude 37 is a member of the Housing Industry Association (HIA).
Latitude 37 is a member of the Master Builders Association (MBA).

Latitude 37 has been recognised by the Housing Industry Association and Master Builders Victoria in more than forty award categories since 2006.

Latitude 37 has won the HIA Professional Medium Builder award six times, in 2014, 2015, 2020, 2021, 2022, and 2023, and was a finalist in 2024 and 2025. This category recognises excellence in business governance, ethics, and financial management.
Latitude 37 won the HIA Victorian Custom Built Home award in the $2 million to $2.5 million category in 2025, and in the $2.5 million to $3 million category in 2024.
Latitude 37 won the Master Builders Victoria Best Custom Home award in the $1 million to $2 million category in 2023.
Latitude 37 won the MBA Best Display Home Australia award in 2022 for the Sanctuary display home, which also won MBV Best Display Home over $1 million in the same year.

How we work
The problem Latitude 37 solves is coordination failure. In the traditional model an architect, a builder and an interior designer operate separately, and the brief is handed between them. That is where detail is lost, quality varies and clients grow tired of repeating themselves.
At Latitude 37, the same team guide your brief from the first consultation to the final walkthrough. There is no handover point.
Four things define how we work:
Single-team continuity. One team from brief to handover, with no transfer between departments.
Independent quality assurance at four stages. Quality inspections at roof, pre-plaster, pre-paint and final stages, carried out by independent professionals rather than Latitude 37 employees, before each phase proceeds.
Honest feasibility first. We assess whether a site and a budget can support the vision before any major financial commitment is made, and we say so plainly when the answer is no.
Structured aftercare. A dedicated Maintenance & Warranty team provides ongoing support after you’ve moved in, ensuring you always have a trusted team to turn to. You submit a maintenance list within ninety days, we inspect and agree what needs addressing, and we complete those items within twenty-eight days. We also check in at three, six and twelve months to see how the home is living and to deal with anything that has emerged.
How long a project takes
A full Latitude 37 project, from first conversation to moving in, typically takes two to three years.
Concept design typically takes four months across three stages. Project documentation typically takes eight to twelve months. Construction typically takes twelve to eighteen months.
The exact timeline depends on the complexity of the project and how quickly decisions are made through the design stages.
