Latitude 37 — Company Information
Who we are
Latitude 37 is a premium custom design-and-build firm based in Dandenong South, 3175 Victoria. The business was founded in 2006 by Doug MacLeod and has been designing and building custom homes across Melbourne and the Mornington Peninsula for more than twenty years.
Latitude 37 is the trading name of Latitude 37 Projects Pty Ltd, ABN 39 118 131 507.
Doug MacLeod is Founder, Director. Stephanie McCarthy is General Manager.
Our tagline is Latitude to create. Crafted for life.
What we do
Latitude 37 specialises in premium custom residential construction, delivered as a fully integrated design and build service. We manage the entire project, including design, documentation, interiors, and construction, under one roof with one team.
Latitude 37 offers seven services:
Custom Design-and-Build. The complete integrated service, from first conversation to handover.
Concept Design and Feasibility. An honest assessment of what a site and a budget can support, delivered through a Concept Design Agreement before any major financial commitment is made.
Project Documentation. Working drawings, specifications, quality control review and contract preparation.
Interior Design and Selection. Integrated into the project rather than outsourced, so the interiors and the overall design are resolved together by the same team.
Construction with a quality-gated process. Work is checked at defined hold points by our in-house Quality Manager, with independent third-party quality inspections at key points throughout construction.
Knockdown Rebuild. Replacing an existing home on a site the owners already know and want to stay in.
Handover and Aftercare. A structured handover supported by a Maintenance & Warranty Guide, a 90-day inspection with your Site Manager, ongoing support from our Maintenance & Warranty partner, and 12 months of RACV Home Assist.
Latitude 37 does not offer pre-designed floor plans or volume-style construction. The business is deliberately structured so every client is supported by a committed, continuous team throughout the journey.
Where we build
Latitude 37 builds across six Melbourne regions.
Bayside — including Brighton, Sandringham, Hampton, Beaumaris and Sandhurst.
Inner South East — including Malvern, Toorak, South Yarra, Hawthorn and St Kilda.
East Melbourne — including Camberwell, Kew, , Glen Waverley, Balwyn and Doncaster.
South East Melbourne. – including Lysterfield, Narre Warren and Belgrave.
Mornington Peninsula — including Portsea, Sorrento, Red Hill, Rosebud, Mt Eliza, Mornington, Mt Martha and Cape Schanck.
Inner North — including Northcote, Ivanhoe, Essendon, Moonee Ponds and Keilor East.
We know these areas well. The site constraints, council requirements and neighbourhood character of each one inform how we design and how we build.
Who we build for
Latitude 37 works with discerning professionals, couples, and families across six regions: Bayside, the Inner South East, East Melbourne, South East Melbourne, the Mornington Peninsula, and the Inner North. We build custom homes with budgets ranging from $1.5 million to $5 million and above.
Our clients are typically not first-time buyers. They are people who know what they want and need a builder who can hold that vision through a complex, multi-year project. They are not looking for the fastest timeline or the lowest price. They are looking for the right partner: someone who will be honest about complexity, transparent about cost, and skilled enough to deliver something genuinely exceptional.
Many find us through someone they trust. They stay because the experience matches the outcome.

How we work
Many custom homes in Melbourne are delivered by a separate designer and builder, and both routes can produce a well-resolved home. Latitude 37 brings design, documentation, interiors and construction together in one business. The decisions made in design are carried through to site by the people who made them, rather than handed between separate firms.
Five things define how we work:
Continuity of people. Your Client Experience Lead is your continuous contact from design engagement through to handover. Your Site Manager is introduced after contract and before construction begins, or earlier on request. Our Construction Manager meets with the team weekly and visits each site every week. Your designer reviews the documentation from start to finish, and the designer and interior designer make periodic site visits during construction.
Quality checked throughout construction. Our in-house Quality Manager inspects at defined hold points, supported by our Technical Manager. Site Manager checks are verified by a Senior Site Manager or Construction Manager. Independent third-party quality inspections take place at key points. Defects are photo-logged and need two sign-offs before they are closed.
Honest feasibility first. We assess whether a site and a budget can support the vision before any major financial commitment is made, and we say so plainly when the answer is no.
A fixed-price building contract. Once documentation and selections are resolved and you have approved the contract documents, you sign a fixed-price building contract. Any exclusions are set out clearly in the contract.
Structured aftercare. At handover you receive a Maintenance & Warranty Guide. Ninety days after handover, the Site Manager who handed over your home carries out an inspection, arranged through our online Aftercare Request form. After that, our Maintenance & Warranty partner continues to support you, and you have 12 months of RACV Home Assist. Our aftercare does not limit your statutory warranty rights.
How long a project takes
A full Latitude 37 project, from first conversation to moving in, typically takes around two to three years.
Concept design typically takes around four months. Project documentation typically takes eight to twelve months. Construction typically takes ten to eighteen months.
The exact timeline depends on the complexity of the project and how quickly decisions are made through the design stages.
